According to a recent report highlighted by Kelsey Mulvey, sellers should mark their calendars: the best week to list a home in 2026 is April 12 through April 18, based on findings from Realtor.com’s annual “Best Time to Sell” analysis.
While that timing may sound surprisingly specific, it’s backed by years of data. Danielle Hale, Chief Economist at Realtor.com, and her team have been studying seasonal housing trends since 2018. Their research consistently points to mid-April as the sweet spot—when sellers can benefit from a powerful combination of higher listing prices, strong buyer demand, and quicker sales.
As Hale explains, this mid-April window creates a unique advantage. Buyers are actively searching, inventory hasn’t yet peaked, and competition among sellers remains manageable. The result? Homes tend to attract more attention and sell under more favorable conditions.
“The mid-April window represents an opportunity to enter a market that feels more within reach for buyers while benefiting from a seasonal advantage in terms of pricing and competition,” Hale noted in a recent statement.
For homeowners in markets like Las Vegas, where timing and demand can shift quickly, listing during this peak week could mean maximizing both visibility and value.
